Northstowe Neighbours
Client: Homes England in collaboration with Northstowe Arts
Project Title: Northstowe Neighbours - Campaign Documentary
The Outcome
A documentary centrepiece for the Northstowe Neighbours campaign – capturing the real voices shaping one of Britain’s newest towns, and premiering at a community screening in Northstowe.
Client Brief
The Challenge
Homes England, in collaboration with Northstowe Arts, required more than a standard glossy promotional video. As a new town built on brownfield land with plans to grow to 25,000 residents, Northstowe was facing public scrutiny regarding early-stage retail and infrastructure development.
The commercial objective was to create a highly credible campaign centrepiece that captured the reality of early growth, built local trust, and united multiple stakeholders without ignoring the nuances of a developing community.
The Constraints
To protect the brand and ensure community buy-in, we had to navigate several operational hurdles:
- Authenticity & Sensitivity: Filming in lived homes and shared community spaces required a highly respectful, non-intrusive approach. The brief mandated zero actors—relying entirely on real residents to ensure authenticity.
- Stakeholder Alignment: We had to balance the strategic messaging of the developer with the authentic, lived experiences of the community group.
- Time-Bound Delivery: The project required a strict production window across March and April 2024 to align with the campaign’s scheduled summer community premiere.

The Strategy & Approach
The way a community story is told is just as important as the final film. To reduce operational and reputational risk before a camera was even unpacked, we worked closely with Homes England and Northstowe Arts. Together, we shaped a production process designed to protect residents’ time and privacy while still capturing an honest, broadcast-quality narrative.
Immersion & Trust
We approached Northstowe as guests, returning repeatedly rather than parachuting in. By spending time in shared spaces and letting organic conversations lead the process, we captured the town as it is genuinely lived, rather than staging artificial corporate scenes.
Authentic Voices
We mapped a defined story spine – why people moved, what they found, and how they are shaping the future. We supported this with an open, non-leading interview plan that allowed participants to speak safely and comfortably in their own words.
Strategic Alignment
The documentary was designed to integrate with a broader Quality-of-Life survey (where 57% reported housing provision met their needs). The film provided the emotional texture, leaving space for the wider campaign to deliver the hard data.
Production Logistics
This project required scale in its precision, not its volume. To capture the authentic rhythm of everyday life without overwhelming the community, we deployed an agile, highly efficient documentary crew. Through careful scheduling and a calm on-set approach, we ensured that interviews felt like natural conversations rather than staged performances.
Operating entirely within the live environment of Northstowe, our team managed all technical requirements – from cinema-grade camera setups to professional sound mixing – while maintaining absolute respect for residents’ lived spaces. This low-footprint methodology allowed us to deliver cinematic, broadcast-quality visuals safely and unobtrusively.
The Assets
Premiere: Community screening in Northstowe (Monday 15 July)
Audience: Residents, future residents, local stakeholders, partners, wider public (via web + social)
Social Optimisation
Punchier, scroll-stopping edits reformatted for platforms like Instagram and LinkedIn. We retained the core emotional hook while respecting the integrity of each resident’s story to drive immediate digital engagement.
Campaign Photography

High-quality production stills captured seamlessly alongside the filming. This provides the campaign with a consistent visual identity ready for immediate use across web headers, social tiles, internal comms, and press.
Technical Visualisation
Simple, elegant animated highlights designed to help audiences absorb key survey findings—such as housing suitability—without turning an authentic community documentary into a dry, data-heavy corporate presentation.
Asset Deployment
Strategic community content deployed across physical and digital channels.
Omnichannel Launch
The film bypassed a standard digital-only release, premiering at a dedicated local community screening on 15 July, before being hosted on the official Northstowe website and shared across stakeholder social channels.
Stakeholder Reach
The narrative was engineered to engage multiple distinct demographics simultaneously: validating current residents, attracting future buyers, and assuring local partners that community spirit is actively thriving.
Long-Term Asset
Rather than a short-lived promotional video, the film functions as a permanent “moment-in-time” document. It is designed to retain its marketing and historical relevance as Northstowe develops through its future phases.
Delivering on Objectives
The primary commercial objective was to move beyond glossy architectural promos to build genuine local trust. The documentary successfully anchored the wider Northstowe Neighbours campaign, proving that honest, human-led storytelling can effectively navigate public scrutiny and authentically celebrate early-stage regeneration.
“We wanted to mark this moment while the town is still early in its journey – to show the richness, spirit and heart already growing here.”
